Session Description

Small rural water and wastewater systems in Colorado are managing aging 

infrastructure with limited staff, tight budgets, and increasing regulatory 

requirements. Asset management and conditions assessment is a great way to stay 

on top the development of a capital improvement plan by prioritizing infrastructure 

that is in critical condition. This presentation focuses on a simple approach to asset 

management that works for small systems and integrates into day-to-day 

operations.

The session demonstrates how operators can build an initial asset inventory using a 

mobile inspection tool such as iAuditor or an intake form, allowing assets to be 

documented in the field with photos, condition notes, and locations. It then shows 

how a computerized maintenance management system (CMMS), such as UpKeep or 

an Excel sheet, can be used to keep asset information current by linking inspections, 

maintenance, and repairs directly to each asset. Finally, the presentation explains 

how their data can be used to generate clear, trackable work orders that support 

preventive maintenance, compliance, and long-term planning of a capital 

improvement plan.

Attendees will be provided with a practical guide they can apply immediately, 

regardless of system size or staffing.
